June 2002 Meeting Minutes for The Pointe
BOARD MEETING
Tuesday, June 18, 2002
Call to order:

Determination of Quorum:
Board members present were: Gregg Stroud, Money (Santos) Asencio, Scott Whitten, and Leanne Valdes.
Board member(s) absent were: Tammy Melton
The Chairperson announced that a quorum was present.
Representing Miami Management: LeeAnn Mattioli
Confirmation of Proper Meeting Notice:
Notice was posted on the property at least 48 hours prior to the meeting in accordance with Florida Statutes.
Approval of minutes:
The minutes of the May 21, 2002 board meeting were approved as submitted.
Discussion:
Collections: Gregg and Money to contact 3 homeowners who are 2 and 3 months behind on their Association dues.
CD Account: Money explained that he did not open the new CD account at AMTRUST Bank with the $15,000 check from the Association’s operating account due to the fact that AMTRUST allows only one (1) signature on CD accounts. As Treasurer, he did not feel comfortable having only one (1) signer on an Association’s account. He will be checking into Washington Mutual’s requirements and Property Manager LeeAnn will be checking into Bank of America’s requirements for opening a CD account.
Violations:
Money noted the violation catalogue with additions and deletions and submitted it to Property Manager LeeAnn. LeeAnn to reinspect and send letters accordingly.
Reminder letters requesting that homeowners sweep leaves on a regular basis and the maintenance of all sidewalks on their property as necessary will be sent out with the seal coating letter once dates have been determined.
Seal Coating: Property Manager LeeAnn informed the Board that the permit costs have been reduced by the City of Sunrise to $80 for the first 1,000 sq. ft. and $8 for each additional 100 sq. ft. She also explained that the Single Family Homes Association has directed their attorney to further investigate the necessity for the Association to pay permit costs to reseal the streets. The President of that Association has requested that The Pointe please await their attorney’s response before paying their permit. Due to the resubmission of the permit application and weather conditions that have already postponed the commencement of the project, the Board is willing to wait for the Single Family Homes Association attorney’s response.
OPEN FORUM: Homeowners expressed concern regarding parking on curbs and double yellow lines. Property Manager LeeAnn to draft a letter pertaining to parking issues and forward to the Board for review. Also, landscape conditions.
Homeowners also expressed concern regarding new homeowners receiving #2 and FINAL violation notices on a residence that they have just purchased. Manager explained that violation letters are generated by address and not name and their computer program does not differentiate between old/new owner. Manager to add a clause to #2 and FINAL notice letters referring new homeowners to contact management for an extension.
Next meeting will be Tuesday, July 16th, 2002 at 7:00 p.m.
