Call to order:

Determination of Quorum:
Board members present were: Gregg Stroud, Scott Whitten and Leanne Paynter.
Board member(s) absent were: Manny Jimenez and Tammy Melton.
The Chairperson announced that a quorum was present.
Representing Miami Management: LeeAnn Mattioli
Confirmation of Proper Meeting Notice:
Notice was posted on the property at least 48 hours prior to the meeting in accordance with Florida Statutes.

Motion to approve the September 21, 2004 Board meeting minutes.

Motion to accept Tapia & Associates proposal as submitted.

Discussion:
Manager to…
- send out budget meeting notices and newsletters.
- inquire whether stamped concrete is painted or is color mixed all the way through.
- have Atlantic Pressure clean sidewalks prior to Thanksgiving holiday.
- confirm property taxes for 2005.
