Attention Homeowners
Important Information Update
Dear Homeowner(s):
The Pointe at Sawgrass Mills held their Annual Election Meeting on Tuesday, May 19, 2009 at 7 PM.
Your Board of Directors are as follows:

The Board of Directors continues to work diligently throughout to spend the Association’s funds, which is revenue generated from YOUR assessments, wisely and cautiously.
With the current economic conditions affecting families in one way or another, now more than ever it is important to monitor spending so that dues will not have to be increased to cover additional costs.
That being said, the Board and management are asking that homeowners address the following issues immediately and continually so that hundreds of dollars can be saved on printing, copying and mailing costs:

Please water lawns in accordance with the current SFWMD water restrictions. Many lawns are very brown, dead, full of weeds, etc. and desperately need watering. (You can log on to http://mysfwmd.gov for restrictions applicable to your particular address.)

Please remove and replace dead landscaping, remove weeds in beds and mulch.

Please DO NOT leave your trash cans and recycling bins out on non-pickup days. During a recent inspection at least half the homes in the community had them sitting out in front of the garages.

Fences MUST be painted SW7005 pur white (Sherwin Williams) inside and out and MUST be shadowbox type only.

Roofs should be cleaned when mildewed. ROOFS SHOULD NOT BE PAINTED without using the approved color which can be obtained through management and requires ACC approval.

Homes should be kept free of rust and mildew and painted when needed.
Should these issues continue, the Board will have no other option than to send continual and repeat offenders to the attorney which will result in higher monthly assessments for everyone OR EXERCISE THE RIGHT AS PER THE GOVERNING DOCUMENTS TO ENTER THE PROPERTY, CORRECT THE VIOLATION AND BACKCHARGE THE UNIT OWNER’S ACCOUNT possibly at a much higher cost than the one a homeowner would obtain from his/her own contractor.
Again, addressing violations prior to receiving notices from management will save the association hundreds of dollars in printing, copying and postage charges, helping to keep monthly assessment fees down at a time when homeowners are dealing with so many other cost increases.
Your prompt attention in this matter is greatly appreciated and will benefit the entire community aesthetically and economically.
VANDALISM/THEFT:
Please be sure and report any suspicious persons and/or vehicles you see anywhere in the community regardless of the time of day or night. THE POINTE has a trespassing agreement in place with the City of Sunrise Police Department authorizing them to escort anyone off the property at any time. The non-emergency # is 954-746-3600. For any true emergency, please dial 911.
ASSESSMENTS:
With the state of the economy, delinquencies, liens and foreclosures are on the rise. Assessments are due on the 1st of every month and late after the 15th of that month. A late fee in the amount of $10.00 will be applied to your account. Should you become 2 months delinquent, your account will be forwarded to the attorney for collections. The same policy exists for the Master Association of the Residences of Sawgrass Mills. Once with the attorney, management and the Association can no longer help you, the homeowner is responsible for any/all costs and fees associated with the collections process. The initial attorney letter alone is $175.00. Miami Management generates late notices on behalf of the Association on a monthly basis. Please do not let late notices go unaddressed. Should you receive a delinquency notice for either account, please contact the office to verify that payment has been received, even if you believe it may have been sent in error. Please be sure to write your account number on your check and enclose your payment coupon. If you have not received coupons or misplaced them, please contact the management company and they will order you another set. If you are having financial difficulties, please contact management PRIOR to being turned over to the attorney for collection.
** Contrary to what owners may believe, the Association can foreclose and take title of a home that is delinquent in paying assessments and evict any person(s) living there.**
RENTALS:
Please note that you MUST obtain approval from the Master Association PRIOR to leasing your home. You may obtain an application from management. Renters are required to follow the rules & regulations of the Association.
MEETINGS:
Meetings are held on the 3rd Tuesday of EVERY OTHER month at 7:00 PM at Miami Management’s office. Any changes or cancellations will be posted. As always, you are encouraged to attend.
