September 2006 Meeting Minutes for The Pointe

BOARD MEETING
Tuesday, September 19, 2006

Call to order:
By: Greg Stroud, President
Time: 7:10 p.m.
Location: Offices of Miami Management
             1145 Sawgrass Corporate Pkwy.
             Sunrise, FL 33323

Determination of Quorum:
Board members present were: G. Stroud, S. Whitten, T. Melton, M. Jimenez. and L. Paynter
Board members absent were: None
The Chairperson announced that a quorum was present.
Representing Miami Management: LeeAnn Mattioli

Confirmation of Proper Meeting Notice:
Notice was posted on the property at least 48 hours prior to the meeting in accordance with Florida Statutes.

Open Forum:

• New owner at 1402 inquired about coupons, landscape replacement and fences
• Weeds in entrance and along sidewalk
• Rat sightings

Motions:
Motion to waive the reading and approve the August 15, 2006 Board meeting minutes as submitted.

Discussion:

• Manager updated Board on drainage cleaning scheduled to begin on Thursday, 9/21/06 as per engineer John England.
• Manager to draft budget and send notice for October meeting.
• Manager to send letter to 1335 to trim backyard landscape.
• Manager to check on number of renters in community.
• Manager to confirm sidewalk cleaning in November.
• Manager to request community updates for bulletin board from Master.
• Manager to compare square footage of Estates/Enclave sealcoat and inquire about chlorine resistance.
• Manager to revise newsletter and forward to Secretary for printing.
• Manager to contact Walacheck for sealcoating proposal.
• Manager to keep roof paint color formula in records for homeowners.
• File for 1450 fence violation turned over to Master.
• Manager updated Board on violations 1469.  All letters sent to new owner.  Manager also responded to homeowner email requesting extension.

Next meeting will be Tuesday, October 17, 2006 at 7 p.m.
